By accessing this website, submitting an inquiry, completing an intake form, or submitting payment, you acknowledge and agree to be bound by these Terms & Conditions.

If you do not agree, do not proceed with the housing or placement process.

Early Wisdom Living operates as a shared housing provider offering furnished room rentals in residential homes.

Early Wisdom Living does not provide:

• Medical care
• Personal care
• Supervision
• Case management
• Transportation
• Meals
• Housekeeping services
• Treatment programs

Residents live independently and are solely responsible for managing their daily routines.

Housing is subject to availability and screening approval.

Submission of an intake form or inquiry does not guarantee housing placement.

All applicants may be subject to screening, which may include:

• Identity verification
• Background screening (where legally permissible)
• Rental history review
• Proof of income
• Shared housing compatibility review

All housing decisions are based on objective criteria and availability.

Early Wisdom Living reserves the right to deny placement at its sole discretion within the bounds of applicable law.

Early Wisdom Living may require:

• Proof of income
• Signed occupancy agreement
• Risk Mitigation Fee (if applicable)
• Reservation or administrative fees (if applicable)

Early Wisdom Living does not require first and last month rent or a traditional security deposit unless otherwise stated in writing.

A one-time Risk Mitigation Fee may apply based on screening results.

This fee:

• Is not a security deposit
• Is not rent
• Is not refundable
• Is separate from monthly rental payments

The Risk Mitigation Fee helps offset property and administrative risk associated with housing placement.

All administrative, screening, reservation, and Risk Mitigation Fees are NON-REFUNDABLE once:

• Screening has begun
• Room occupancy agreement is signed by both parties
• Resident has moved into residence
• A room has been reserved or held
• An occupancy agreement has been issued or signed

Room reservations remove availability from the market. Fees compensate for administrative processing and lost opportunity costs.

If an applicant is approved and chooses not to move forward:

• All fees paid are NON-REFUNDABLE.
• Any rent paid to secure a move-in date may be forfeited if cancellation occurs within [24 hour] of the scheduled move-in date.
• Early Wisdom Living has the discretionary right to withdraw residential approvals and refund applicant before move-in contract is signed or 30 day 

Once occupancy begins:

• Rent is non-refundable.
• Fees are non-refundable.
• Early departure does not entitle resident to reimbursement unless required by law.

All early termination conditions are governed by the signed occupancy agreement.

By submitting payment, applicants expressly acknowledge:

• Fees are non-refundable.
• Housing placement involves administrative costs.
• Room reservations remove availability for other applicants.

All payments are final unless otherwise required by law.

Early Wisdom Living may provide optional referral information for third-party vendors.

Early Wisdom Living:

• Does not coordinate services
• Does not supervise vendors
• Does not guarantee vendor performance

Residents independently contract with third-party providers at their own discretion and risk.

Early Wisdom Living complies with the Federal Fair Housing Act and the California Fair Employment and Housing Act.

We do not discriminate on the basis of race, color, religion, sex, gender, gender identity, sexual orientation, marital status, familial status, national origin, ancestry, disability, age (except as permitted under applicable senior housing laws), source of income, veteran status, or any other protected class under law.

Certain homes are designed to primarily serve independent adults ages 62 and older in accordance with applicable housing laws.

Eligibility is based on availability, compatibility, and independent living capability.

Early Wisdom Living shall not be liable for:

• Decisions made by applicants
• Actions of third-party vendors
• Loss of income, property, or opportunity
• Denial of placement

Use of this website and participation in placement processes is voluntary and at the applicant’s own discretion.

Early Wisdom Living reserves the right to update these Terms & Conditions at any time without prior notice. Continued use of the website or participation in housing processes constitutes acceptance of updated terms.
